Land Development

Alberta

  • Big Lake Lands at Pintail Landing is an 80-acre parcel in Edmonton that was purchased as raw rural land by one investor. It was structured in the official neighborhood plan to have potential for 400 to 600 homes, in a mix of single and multi family dwellings and has saw a substantial increase in value over the rezoning process that Mr. Lalani managed.  The property was sold to a builder in the summer of 2021.
  • Sierra Ridge is a 155-acre parcel that was acquired in 2007 and successfully rezoned in 2013 from rural land to 150 residential estate lots. This project is currently in the development planning stages.
  • Mission Square is a retail plaza in Calgary with 9,000sf of leasable space. The client acquired it in 2007.  Engagement started in 2011 when it was returning 4% with 54% vacancy.  In 2015, it was completely full and returned 17%.  From 2017 to 2019, it underwent a full exterior and partial interior renovation.

British Columbia

  • Kelowna Mountain at Kettle Valley was a workout across a mix of single-family homes and small development properties across 15-acre that went into foreclosure. Olalani Consulting Ltd. was appointed in January of 2018 to act as the receiver for the BC Supreme Court to finish developing the site to recover lender losses.  As of July 2020, Trumpeter Road is fully serviced and building plans are being generated for permit submission to start construction.
  • Paradise Trails is a 170-acre parcel in Squamish, BC that was acquired in 2007 by a syndicate of investors and was successfully rezoned from rural residential to 82 single family lots in 2014, seeing a substantial increase in value. This project is currently in the development planning stages.
  • Okanagan Breeze is a 68-home active adult’s townhome community in Vernon, BC.  The project was acquired in 2010 as raw land.  All homes we built and sold over a four-year period.  The last home was sold in 2015.

Asset Management

Alberta

  • Dickinsfield Shopping Plaza is a mall in Edmonton with approximately 50,000sf of leasable space.  When we took over management in 2011, the space was 60% vacant.    Today, it is fully leased with national medical anchors and returns 23%.  From 2019 to 2021, it underwent a full exterior and partial renovation.
  • Mission Square is downtown Calgary shopping plaza with approximately 10,000sf of leasable space.  When we took over management in 2011, the space was 75% vacant.  Today it is fully leased and returns 20% to it’s owners.  From 2013 to 2017, it underwent a major interior renovation, followed by an full exterior renovation.

British Columbia

  • Riversbend Floating Home Village is a marina in Richmond BC with a mix of owned and rented units and is home to about 50 residents.  When we took over management in 2011 it was returning 12%; today it returns 22%.  In 2023, it underwent a major renovation upgrade.
  • Tri City Estates is a small Vancouver apartment complex.  When we took over management in 2011 it was already well-managed and was returning 14%; today it returns 16%.
